Your house is ready to sell. Great! Here are some helpful home showing tips.

Threes a crowd-- try not to be present during showings. Buyers will feel that they are intruding and will hurry through the house. The buyer’s Realtor will know their requirements and will emphasize the features of your home.

Keep the music down-- If you choose to play music, play classical or soft rock. Turn the volume down so the realtor and buyer can talk freely without any disturbances.

No pets allowed-- Keep cats, dogs, litter boxes and feeding dishes out of the way – preferably out of the house.

Create a homey atmosphere-- Who can resist the aroma of fresh bread or cookies baking? As a substitute, place a pie plate of cornmeal in a warm oven the day of showings.

Have records available-- Have copies of your air-conditioning, heating and water bills for the past 12 months available. Also be ready to show repair bills (e.g. when new roof was installed and when water heater was replaced).
