When you put your home up for sale you want to make it as presentable as possible. You can start by removing all the clutter throughout your home, garage and yard. Only leave out a few knick-knacks, clear papers from your desk and remove the extra appliances from your counters, etc.

Even if you are an experienced home owner you still need the expertise and knowledge of a professional home inspection. Please understand this is their profession and they know what to look for. Most importantly, they have done thousands of home inspections and can easily spot problem areas which will save you valuable time and money.

Replacing a barn can be expensive and knowing in advance about any termite damage or wood rot can make a big difference in the purchase price of your home.

• Consider comparables.  What have other homes in your area sold for recently?  How do they compare to yours in terms of size, upkeep, and amenities?

• Consider competition.  How many other houses are for sale in your area?  Are you competing against new homes?

• Consider your contingencies.  Do you have special concerns that would affect the price youíll receive?  For example, do you want to be able to move in four months?

• Get an appraisal.  For a few hundred dollars, a qualified appraiser can give you an estimate of your homes value.  Be sure to ask for a market-value appraisal.  To locate appraisers in your area, contact The Appraisal Institute (www.AppraisalInstitute.org) or ask me for some recommendations.

• Ask a lender.  Since most buyers will need a mortgage, its important that a homes sale price be in line with a lenders estimate of its value.

• Be accurate.  Studies show that homes priced higher than 3 percent over the correct price take longer to sell.

• Know what you’ll accept.  Its critical to know what price you’ll accept before beginning a negotiation with a buyer.
