Recently I teamed up with Helen Thompson and Gail Higley to tackle Short Sales and Foreclosures. It’s a challenging market segment that requires more time, energy and knowledge. Horses for Heroes’ helps injured, traumatized war vets adjust
This is a great article about how horses are being used to help our returning vets recover from post traumatic stress disorder and other injuries. This particular place is located in Texas but I am researching if any horse therapy clinics exist in the Orlando area.
“We can help them regain their strength, regain their balance,” said Lisa Stajduhar, a physical therapist who owns the stable. “If they use a prosthetic, we can help them get up and start walking again.”

Are you planning on selling your horse property in the Orlando area? Here is a recap of some tips I put together last year:
- Consider comparables. What have other homes in your area sold for recently? How do they compare to yours in terms of size, upkeep, and amenities?
- Consider competition. How many other houses are for sale in your area? Are you competing against new homes?
- Consider your contingencies. Do you have special concerns that would affect the price youíll receive? For example, do you want to be able to move in four months?
- Get an appraisal. For a few hundred dollars, a qualified appraiser can give you an estimate of your homes value. Be sure to ask for a market-value appraisal. To locate appraisers in your area, contact The Appraisal Institute (www.AppraisalInstitute.org) or ask me for some recommendations.
- Ask a lender. Since most buyers will need a mortgage, its important that a homes sale price be in line with a lenders estimate of its value.
- Be accurate. Studies show that homes priced higher than 3 percent over the correct price take longer to sell.
- Know what you’ll accept. Its critical to know what price you’ll accept before beginning a negotiation with a buyer.

“The average interest rate for 30-year, fixed-rate mortgages increased to 5.31 percent from 5.04 percent, the highest 30-year rate recorded in the survey since the first week of August 2009.
The average interest rate for 15-year, fixed-rate mortgages increased to 4.54 percent from 4.34 percent.
The average interest rate for one-year adjustable-rate mortgages increased to 7.03 percent from 6.88 percent.”
